Property Registry Number (ΑΜΑ)

Under Law 5073/2023, every short-term rental needs an ΑΜΑ displayed on each listing. One number per property, posted on Booking.com, Airbnb and Vrbo.

Short-term Stay Declaration

After each stay, a declaration goes to the AADE Short-term Property Registry. It's easy to forget and adds up fast across a season.

Climate Resilience Fee (ΤΑΚΚ)

The fee that replaced the old stay tax, charged per room, per night, by category and season. It has to show on the guest's receipt correctly.

Reduced island VAT

Properties on 24 eligible islands apply a reduced VAT rate. Get the rate wrong and your invoicing is off for the whole season.

Long-stay digital transaction fee

Bookings over 60 consecutive nights drop ΤΑΚΚ and municipal tax for the 3.6% Digital Transaction Fee instead. Different rule, different math.
